Description
This historic 520sqm mansion with a 93sqm guest house is located on a finca of over 15,000sqm, of which approximately 12,000sqm is fertile fields, is located on the edge of the town of Tetir, just 10 minutes west of the capital Puerto del Rosario and 5 minutes from the island's technology park.
The over 200 year old mansion belonged to the grandparents of Cesar Manrique, the well-known artist from Lanzarote, who enjoyed spending his holidays on this finca. The water reservoir with a capacity of over 1,000,000 liters and natural stone vaults often helped the residents of Tetir to survive droughts.
Away from the main road, this property is located rather inconspicuously on the outskirts of Tetir between two village paths and the huge fields of the finca. The entrance is equipped with an automatic roller gate, from where you can walk across the asphalted areas in front of the mansion, past a garage and technical room to the parking spaces in front of the main entrance, or to the right past the stately terraces of the mansion to the guest house and a large space surrounded by tall trees.
The approximately 3,000sqm living area of the finca is completely walled and the large fields are bordered by natural stone walls.
The 520sqm mansion currently consists of the entrance area, the spectacular living hall with living room, sofa areas, dining room, as well as a modern kitchen with its own pantry, a distributor, four large bedrooms, three bathrooms, a private livingroom a guest toilet, a large double garage, a large inner courtyard, a walled solarium with the 7 x 3m heated pool, and many exceptionally large, tiled and sunny terraces. The spaciousness of the finca as well as the mixture of the mature trees and the asphalted paths give the property a cozy village character.
The mansion was renovated to a high standard and true to the original with attention to detail in 1994 by a well-known businessman and is still inhabited today. Italian clay tiles from Lugano (€70/m2) were laid in the living rooms, bathrooms and kitchen and solid real wood parquet was laid in the bedrooms. All doors and windows were made of massive Afzelia wood for the mansion. The hand-cut lava stones of the round arches and massive natural stone walls were also preserved and, together with the woodwork, come into their own in contrast to the white walls. Even in the kitchen, the traditional architectural style was retained, even though light Silestone worktops were installed alongside the modern kitchen furniture with electrical appliances. The finca also includes a typical island volcanic stone oven for baking pizza, bread or roasts.
There are few comparable privately owned mansions left in Fuerteventura.
The guest house, located in the south-eastern part of the finca, was built about 8 years ago, has new double-glazed aluminum windows and doors, tiled floors and a wooden roof structure, but has not yet been fully finished due to a lack of demand, as can be seen in the pictures.
Despite the quiet and very private location, this finca offers all the amenities of modern times, from the 1,000 Mbit fiber optic connection to the 10 kW power connection from the municipal utilities as well as its own 6 kW photovoltaic system, its own modern sewage treatment plant, water connection from the municipal utilities, a drinking water tank with domestic waterworks and very importantly, the water rights that direct the rainwater from the surrounding mountains through canals to the finca, where it then flows through three underground water storage tanks, each approx. 30,000 liters in size, into the large 1,000,000 liter main water tank of the finca.
The roof areas are also all channeled into the water storage tanks to collect the rainwater.
The connections for a hot water solar system are already preinstalled on the roof and the 7 x 3m pool has a gas heater and six gas bottles of its own. Gas-powered central heating with radiators is also installed throughout the mansion.
Protected from the north wind by the surrounding mountains, the mansion with the sunny 200m2 tiled terraces in front of the living rooms and bedrooms faces south and south-east, with a great view over the gardens and parks as well as the gently sloping fields and that original rural Fuerteventura.
Despite the generous amount of trees and the large mansion, the electricity and water costs only amount to around €180 per month thanks to the photovoltaic system and rainwater storage.
The approximately 12,000m2 of fertile fields offer the possibility of complete self-sufficiency in food for a very large family. New buildings are no longer permitted on these field areas in the new municipal masterplan, with the exception of agricultural facilities, stables, wineries, etc. Up to a maximum of 450m2.
In summary, what is offered here is a high-quality, secluded stately property in an exclusive location that has huge development potential but can also be used as an exclusive residence ready to move in. This extraordinary property is only being offered because the children are now all out of the house and the owners own other properties on the island.
