Due to expected demand, there is an option from Q1 of 2024 to purchase any of the remaining plots AND have a property built of your choosing.
Typically, you can build 30% to 40% of the plot size and create allocated terraces, parking or sports areas such as a swimming pool. The height of the building is two levels above ground so the possibility of a basement is good.
We are also informing clients that if they wish to apply a project for planning permission as an independent build. The technician’s fees estimate that we have established as follows:
Complete Architect services (134 m2 house + 100 m2 basement/garage + pool): 14.103,06 € Euros + IVA
Complete Technical Architect (Aparejador) services: 7.300,00 € Euros + IVA
About the costs for the building, if we compare costings for a Villa like recent contracts, the costs won’t be under 1.200,00 € Euros /m2 for the house, and 700,00 € Euros /m2 for the basement, plus allow outdoor areas treatment and pool. One could purchase the plot, have a custom-built house with pool for under 250.000€ to achieve a turn key villa. All these prices plus IVA (10% for new houses).
Other costs to be considered are the Town Hall taxes, that would be between 5.000 and 6.000 €.
Conditions:
- Reservation Contract: payment of 10% of the sale price.
- Deed: payment of the remaining 90%, from 1 to 8 months from the signing of the Reservation Contract depending if it is a plot and villa purchase or plot only.
Depending on elevation of the plot and position, each area has mountain or sea views.
This is a complex of 22 plots, with sizes of 1,000m2 to 1,250m2, there are also some plots available for 700, 800 and 900 m2, with a buildable area of 0.51m2 subject to distance from the boundary. The plots will be delivered with the connections available for electricity, water , sewage, fibre optics for internet, etc.
