Location: Barranco de Arguineguín. A privileged location for those who want to escape the urban hustle and bustle but still be close to the coast. Peace, fresh air, and a chance to disconnect. Close to amenities such as schools, a children's playground, bars, restaurants, and hiking trails.
Property Viewings: All those interested in viewing the property must present a valid form of identification, such as a national identity card, residence permit, or passport, before the visit. They must also sign a visitor log upon entering the property.
To reserve the property, an initial payment equivalent to one month's deposit is required (which will be returned within the legally established period, once the property has been handed over to the owner, provided it is in the same condition as when it was handed over to the tenant and that the terms of the lease agreement are met). Law 12/2023, of May 24, on the right to housing, was approved by the Congress on April 27, 2023, and by the Senate on May 18, 2023. It came into force the day after its publication in the Official State Gazette (BOE), on May 26, 2023. Article 20, section 1, establishes that property administration fees and the costs of formalizing the contract will be borne by the landlord.
This regulation does NOT apply to lease agreements for uses other than housing, such as commercial premises, nor to seasonal lease agreements. In these cases, the tenant is responsible for paying the agency fees, along with the corresponding IGIC (Canary Islands General Indirect Tax).
