It sits on the ancient Camino de Santiago (Northern Way) and is about 25 minutes from the coastal town of Ribadeo and the fantastic Galician beaches.
The property comprises one large house, two large external barns, an ‘horreo’ (to dry the grain) and 10,000 m2 of land. The main house is divided into 3 areas:
The old house
This part of the house is very rustic but very quaint. There is a kitchen with a wood burning equivalent of an Aga, a hall/passageway leading to the 2 bedrooms and bathroom, a storage room and an attic area. There is also a separate room accessed from outside as well as a room at the rear housing the hot water system and water tank.
This is a completely refurbished part of the house and comprises a large dormitory with 4 bunk beds sleeping 8, a wash area with 2 showers, 2 wash hand basins and a toilet, and a kitchen/dining/relaxing area. It has a separate access and is completely self contained.
This is also in the completely refurbished part of the house and is accessed by some stairs at the side of the property. It has a fantastic gallery entrance with seating looking out over the fields to the river. Inside there is a large bedroom/lounge area with an area for kitchen appliances. It also has an ensuite bathroom.
Next to the apartment is the ‘horreo’ which is a fine example of one of these. The roof needs a bit of attention.
The 2 external barn areas are huge and have great potential as garage/storage areas, additional accommodation, party locations, workshops, yoga studio or any number of things.
The land is mainly grass and fruit trees with a dedicated vegetable patch. The land slopes down to the river which borders the property on one side. The land could be used for animals, fruit trees, vegetables or a mixture of them all.
The hostel and apartment were created in 2016 and the whole house (including the old house) was re-roofed, insulated and tiled at the same time. The whole building was also re-wired. Water is from a dedicated spring. Although the house is currently in 3 distinct parts, it is possible to link up all 3 parts using existing doors and openings.
It has operated as a hostel for Camino pilgrims since 2017 and in 2019 had 600 pilgrims spend the night there. It benefits from a southerly aspect so has the sun until 16.30 even in the depths of Winter.
There are opportunities to continue the hostel business as it is now, or grow it using some of the unused space. There are also opportunities to develop a self catering business which is very popular in this area and will be even more so post Covid. The property also has enough land to be able to be self sufficient with animals and fruit and vegetables.
The property is 3km from Trabada which has a supermarket, bar/restaurant, bank, chemist, newsagent, post office and hairdresser.
