Rehabilitation project: Sale of an old alpendre to transform into a rustic Canarian house in Hoya Grande / San Bartolomé de Tirajana

We present an alpendre built before 1980, with stone walls and roofs of one and two slopes, with wooden structure and finish in tija, torta de barro and tile. Its plan, in the shape of a crescent, preserves much of its original walls and ceilings. There are still singular elements of its history, such as the old feed troughs with their wooden beam and iron rings where the animals were tied, lintels above the doors and an open courtyard in the center. A property with character, ideal for a complete renovation and its rehabilitation as a home.

The proposed building corresponds to the typology of a detached single-family dwelling, one floor above ground level. It is planned that the dwelling will have a living room, dining room-kitchen, bedroom and bathroom.

The property has a basic project, water supply connection, electrical connection and, soon, building permit.

The plot is trapezoidal in shape with an area of 251 m². It includes space for two parking spaces and stands out for a large, imposing pine tree that gives personality to the surroundings. The property borders two local roads, and in front of the alpendre there are other old stone buildings uninhabited. The future home will enjoy pleasant views of the countryside and the mountains.

The area does not have sewerage, so the installation of a septic tank is planned. It does have access to fiber optic.

Hoya Grande is a charming hamlet of typical Canary houses, both old and new, located a few kilometers from Hoya de Tunte, in the municipality of San Bartolomé de Tirajana. The journey to the coast (Maspalomas) takes 35–40 minutes.
