Sale of a home in Granada. Property with issues: property not in possession.

Opportunity for investors. A remate (auction) assignment is nothing more than a property that has not been sold at a judicial auction and that is being marketed before being registered in the name of the auction winner. The property is transferred free of mortgage charges.

All costs of the public sale and those arising from the cancellation of charges, and debts that, if applicable, burden the property, such as, and not exhaustively, community fees and IBI (property tax), will be borne by the adjudicatario (the winner). The law requires the adjudicatario to bring up to date the community fees and IBI for the last 4 years in case there is any debt.

The occupancy status of the property is unknown. Said property cannot be visited nor can it be mortgaged for its purchase, therefore the buyer must have sufficient liquidity for its purchase. The property has been acquired through a judicial procedure (concursal or hipotecario) by the seller, who has not yet taken possession of it. The buyer will be responsible for the procedures involved in obtaining possession of the property.

The acquisition of the advertised property will be carried out exclusively through a remate assignment, within the framework of the judicial auction process in which it is currently, with no possibility of direct sale.
