An assignment of remate (remate transfer) is nothing more than a property that has not been sold at a judicial auction and is now being marketed before being registered in the name of the auctioneer. The property is transferred free of mortgage charges.
All costs of the public sale and those arising from the cancellation of charges, and the debts that, if applicable, encumber the property, such as, non-exhaustive list, community fees and IBI (property tax), will be the responsibility of the successful bidder. The law requires the successful bidder to bring up to date the community charges and IBI for the last 4 years in case there is any debt.

The occupancy status of the property is unknown. The property cannot be visited nor can it be mortgaged for purchase, thus the purchaser must have sufficient liquidity to buy. The property has been acquired through a judicial procedure (concursal or hipotecario) by the seller, who has not yet taken possession of it. The buyer will be responsible for the procedures involved in obtaining possession of the property.

The acquisition of the advertised property will be carried out exclusively through an assignment of remate, within the framework of the judicial auction process in which it presently stands, and there is no possibility of direct sale.
