Sale of housing in Santa Fe (Granada) property with issues: property without possession.

A remate (auction) assignment is nothing more than a property that has not been sold in a judicial auction and that is now being marketed before being registered in the name of the auctioneer. The property is transferred free of mortgage charges.
All costs of the public sale and those arising from the cancellation of charges, and any debts that, if any, burden the property, such as, and not exhaustively, community fees and IBI (property tax), will be borne by the successful bidder. The law requires the successful bidder to bring up to date the community and IBI for the last 4 years in case there is debt.

The occupancy status of the property is unknown. Said property cannot be visited nor can it be mortgaged for its purchase, so the buyer must have sufficient liquidity for its purchase. The property has been acquired through a judicial procedure (insolvency or mortgage) by the seller, who has not yet taken possession of it. The buyer will be responsible for the procedures involved in obtaining possession of the property.

The acquisition of the advertised property will be carried out exclusively by means of a remate assignment, within the framework of the judicial auction process in which it is currently located, with no possibility of direct sale.
