A remate assignment is nothing more than a property that has not been sold at a judicial auction and is now being marketed before being registered in the name of the auctioneer. The property is transferred free of mortgage charges.

All costs of the public sale and those arising from the cancellation of charges, and the debts that, if any, encumber the property, such as, and not exhaustively, community fees and IBI (property tax), will be borne by the winning bidder. The law requires the winning bidder to bring up to date the community and IBI for the last 4 years if there is any debt.

The occupancy status of the property is unknown. The property cannot be visited nor can it be mortgaged for purchase, so the buyer must have sufficient liquidity to acquire it. The property has been acquired through a judicial (insolvency or mortgage) procedure by the seller, who has not yet taken possession of it. The buyer will bear the costs involved in obtaining possession of the property.

The acquisition of the advertised property will be carried out exclusively through a remate assignment, within the framework of the judicial auction process in which it currently lies, with no possibility of direct sale.
