A remate (auction) assignment is nothing more than a property that has not been sold at a judicial auction and that is now being marketed before being registered in the name of the auction winner. The property is transferred free of mortgage charges.

All costs of the public sale and those arising from the cancellation of charges, and the debts that, if applicable, burden the property, such as, and not exhaustively, community fees and property tax (IBI), will be the sole responsibility of the awardee. The law requires the awardee to bring up to date the community charges and IBI for the last 4 years in case there is an outstanding debt.

The occupancy status of the property is unknown. Said property cannot be visited nor can it be mortgaged for its purchase, so the purchaser must have sufficient liquidity for its purchase. The property has been acquired through a judicial procedure (insolvency or mortgage) by the seller, who has not yet taken possession of it. The buyer will be responsible for the procedures involved in obtaining possession of the property.

The acquisition of the advertised property will be carried out exclusively through a remate (auction) assignment, within the framework of the judicial auction process in which it is currently involved, with no possibility of direct sale.
