A remate assignment (auction assignment) is nothing more than a property that has not been sold in a judicial auction and is now being marketed before being registered in the name of the auction executor. The property is transferred free of mortgage charges.
All costs of the public sale and those arising from the cancellation of charges, and the debts that, if any, encumber the finca, such as, and not exhaustively, community fees and property tax (IBI), will be borne by the assignee. The law requires the assignee to bring up to date the community and IBI for the last 4 years in case there is any debt.

The occupancy status of the property is unknown. This property cannot be visited nor may it be mortgaged for its purchase, so the buyer must have sufficient liquidity for the purchase. The property has been acquired through a judicial proceeding (insolvency or mortgage) by the seller, who has not yet taken possession of it. The buyer will be responsible for the procedures involved in obtaining possession of the property.

The acquisition of the advertised property will be carried out exclusively through a remate assignment, within the framework of the judicial auction process in which it currently resides, with no possibility of direct sale.
