An assignment of surplus is nothing more than a property that has not been sold at a judicial auction and that is now being marketed before being registered in the name of the auctioneer. The property is transmitted free of mortgage charges.
All costs of the public sale and those derived from the cancellation of charges, and the debts that, if applicable, encumber the property, such as, and not exhaustively, community fees and IBI (property tax), will be borne by the winner (adjudicatario). (The law requires the winner to bring up to date the community and IBI for the last 4 years in case there is debt)

The occupancy status of the property is unknown. Said property cannot be visited nor can it be mortgaged for its purchase, so the buyer must have sufficient liquidity for the purchase. The property has been acquired through a judicial procedure (insolvency or mortgage) by the seller, who has not yet taken possession of it. The purchaser will be responsible for the procedures involved in obtaining possession of the property.

The acquisition of the advertised property will take place exclusively through assignment of surplus, within the framework of the judicial auction process in which it is currently located, with no possibility of direct sale.

The price does not include ITB (tax on transmissions of patrimonial equity) and registry fees.
