A remate assignment is nothing more than a property that has not been sold at a judicial auction and that is now being marketed before being registered in the name of the auctioneer. The property is transferred free of mortgage charges.
All costs of the public sale and those derived from the cancellation of charges, and the debts that, if applicable, burden the property, such as, and not exhaustively, community fees and property tax (IBI), will be borne by the winner. The law requires the winner to bring up to date the community and IBI for the last 4 years in case there is debt.

The occupancy status of the property is unknown. The property cannot be visited nor can it be mortgaged for purchase, so the buyer must have sufficient liquidity for the purchase. The property has been acquired through a judicial (concursal or hipotecario) procedure by the seller, who has not yet taken possession of it. It will be the responsibility of the purchaser to handle the procedures involved in obtaining possession of the property.

The acquisition of the advertised property will be carried out exclusively through a remate assignment, within the framework of the judicial auction process in which it currently sits, with no possibility of direct sale.
