A remate (auction) assignment is nothing more than a property that has not been sold at a judicial auction and is now being marketed before being registered in the name of the auction plaintiff. The property is transferred free of mortgage charges.
All costs of the public sale and those arising from the cancellation of charges, and the debts that, if applicable, encumber the property, such as, and not exhaustively, community expenses and Property Tax (IBI), will be borne by the adjudicatario (the bidder/awardee). (The law requires the adjudicatario to bring up to date the community fees and IBI for the last 4 years if there is any debt)

The occupancy status of the property is unknown. The said property cannot be visited nor can it be mortgaged for its purchase, so the purchaser must have sufficient liquidity for the acquisition. The property has been acquired through a judicial procedure (insolvency or mortgage) by the seller, who has not yet taken possession of it. The buyer will bear the costs of obtaining possession of the property.

The acquisition of the advertised property will be carried out exclusively by remate (auction assignment), within the framework of the judicial auction process in which it currently resides, with no possibility of direct sale.

The price does not include ITP (Tax on Transactions of Documentary Stamp) and registration fees.
