Apartments – payment terms:

Spanish payroll slips (nóminas) are accepted, or alternatively, an income tax declaration (IRPF).
For self-employed individuals, a VAT (IVA) or income tax declaration is required.
For retirees, a copy of pension payments and/or a property registry extract is required.
(Property and/or pension must be located in Spain).

1 month’s rent as a security deposit (fianza).

2 months’ rent as an additional guarantee.

1 month’s rent to be paid in advance.

Contract for 3 years for primary residence.

Booking procedure:

Deposit: 1 month’s rent

The remaining amount: upon handover of keys and signing of the contract

Note:

In case of refusal of approval or if the client’s income is outside Spain, a guarantor working in Spain may be required.
In this case, documents of the guarantor must be provided for prior verification.
The guarantor’s presence is mandatory at the signing of the contract.

If you do not have a guarantor, it is possible to arrange a bank guarantee at a Spanish bank.
After the financial solvency check, you will be informed of the requirements for the guarantee.
