Fuengirola, situated on Spain's Costa del Sol, is a vibrant coastal town renowned for its multicultural atmosphere and scenic beauty. With a population of approximately 85,000, it stands as one of the most densely populated municipalities in the Málaga province. Notably, over a third of its residents are from abroad, making it the most cosmopolitan town on the Costa del Sol. Fuengirola attracts over 8 million visitors annually, drawn by its 8 kilometers of sandy beaches. Málaga Airport, just 25 kilometers away, is easily accessed via a 20-minute drive or a direct train.

The bar is located in a very busy square between the seafront and the main shopping area, people pass by constantly and the square has a great atmosphere attracting customers from morning to early evening.

It has seating for around 50 -60 people inside and further seating for around 25 people on the terrace. It is very well decorated in a modern style and has air-conditioning and a CCTV security system.

Internally there is around 120m2.

The bar itself has plenty of shelving for bottles and glasses, there are two beer taps, a coffee machine and grinder (on a supply agreement), drinks display fridges and further dump fridges. It also has sink and dishwasher and a computerized till system. There are four bar stools and a flat screen TV system.

The large dining area has booth seating for around 30 people currently, but there is plenty of space to increase this number considerably. There is a pool table (on a profit share basis) with overhead lights and three flat screen TVs.

There is a central area which is not currently utilised but could easily seat 12 additional people.

The ladies and gentleman’s WCs are modern, the ladies has been recently revised and redecorated to provide disabled facilities in line with current regulations.

The kitchen is very well fitted with stainless steel equipment including a six burner hob with plancha (griddle) and oven, twin fryers, two microwaves, two sinks, central preparation area, large extractor fridges and freezers.

There is a large lower floor storeroom with plenty of space for fridges, freezers and bottles, the barrels are piped from this room and it has a service door for deliveries. It also has a further walk-in storage cupboard and additional room for office space.

The terrace is around 20 m2 and has tables, chairs and sun umbrellas, there is a portable flat screen TV which can easily be placed on the terrace during opening hours.

Most unusually, there are two car parking spaces available, one is outside the delivery entrance and the other is in the underground car park which serves the whole community.

There is a 5 year renewable lease which is currently subject to a monthly rental of 1550€ plus IVA and a community fee of 100€ per month. The terrace tax is currently 500€ per annum.
