In the heart of nature, the finca is both a comfortable residence and profitable tourist business.

It borders the Sierra Nevada Natural Park, enjoying the silence and bird song of the countryside but a five-minute walk from the picturesque 'slow' village of Niguelas, the pearl of the Lecrín Valley. The Granada-Motril motorway, which cannot be seen or heard, is a five-minute drive away. Both Granada and the beaches of the Costa Tropical can be reached in half an hour and the airports of Malaga and Almeria in 90 minutes.

The property consists of two adjacent plots which enjoy easy access to water from an acequia located 100 meters away. The water flows by gravity to a large storage pond (alberca) at the bottom of the property from where it is pumped around the land. The trees and plants in the garden, as well as the 50 mature olive trees, are drip irrigated. The olive trees produce approximately 200 litres of organic oil per year. The garden area around the pool is shaded by false pepper, loquat, olive, cypress, bay and almond trees. In the olive grove in the lower part of the land there is a huerto, a series of raised beds connected to the irrigation system.

The house is currently divided into four independent self-contained sections. These could easily be combined to make a spacious family home or the new owner could continue to rent out the two apartments authorized by the Junta de Andalucia as rural tourism accommodation (vtar).

Both tourist apartments have private entrances. One is located near the pool, the other is accessed by its own flight of stairs.

Niguelas is a very popular tourist destination. Over seven years the owners have established a year-round business and can provide access to over 400 guests and their super positive reviews. They can demonstrate that annual income from tourism and olive oil is over 25,000 euros.

The ground floor of the largest section of the house consists of a kitchen, a living room, a bathroom and a storage room that could easily be converted into a bedroom. On the upper floor there is an office and a bedroom with access to a covered terrace/solarium that offers magnificent views of the town, the Torrente river valley and the mountains towering above.

The house is connected to the municipal water supply and the electricity grid. In addition, there are 12 solar panels producing 3.5kw, sufficient to meet all demands during sunlight hours. A storage battery could be easily connected. The house has a total of six energy-efficient inverter air-conditioner / heaters, one in each of the tourist apartments and three in the largest section of the house. Hot water is provided by a solar system which, on very rare cloudy days, is backed up by a gas heater.

The house is well insulated throughout. All windows are double-glazed and modern. There are three forms of heating – the inverter ACs, a diesel powered central heating system (very rarely used) and a stove which burns almond husks (obtainable from an almond cooperative in the nearby town of Durcal).

A 4G mast on the cliff in front of the house provides excellent fast internet.

The swimming pool is approximately 10m x 4m, and enjoys stunning views of the mountains enclosing the property on three sides.

The property is fully fenced with ample space for on-site parking.

At a distance of approximately 30 metres from the house is a stand-alone wooden cabin of 24 square metres and an adjacent bathroom and kitchen. Well insulated, and surrouned by vegetation, it could be used as an office, studio or guest accommodation.

At the back of the house is a covered porch enjoying views of the mountains. With little effort it could be converted into a further bedroom. Adjacent to it is a utility room for washing machine, freezer and water softener. There is an ample tool shed behind the pool area.
