A remate (auction) transfer is nothing more than a property that has not been sold at a judicial auction and is now being marketed before being registered in the name of the auctioneering party. The property is conveyed free of mortgage charges.
All costs of the public sale and those derived from the cancellation of charges, and the debts that, if applicable, burden the property, such as, and not exhaustively, community fees and IBI (property tax), will be borne by the awarded party. The law requires the awarded party to settle the community charges and IBI for the last 4 years in case there is any debt.

The occupancy status of the property is unknown. Said property cannot be visited nor can it be mortgaged for its purchase, thus the purchaser must have sufficient liquidity for its purchase. The property has been acquired through a judicial process (insolvency or mortgage) by the seller, who has not yet taken possession of it. The buyer will bear the costs involved in obtaining possession of the property.

The acquisition of the advertised property will be carried out exclusively through a remate transfer, within the framework of the judicial auction process in which it is currently located, and there is no possibility of a direct sale.
