A remate assignment is nothing more than a property that has not been sold in a judicial auction and is now being marketed before being registered in the name of the auction plaintiff. The property is transferred free of mortgage charges.
All costs of the public sale and those derived from the cancellation of charges, and the debts that, if applicable, encumber the property, such as, and not exhaustively, community fees and property tax (IBI), will be borne by the successful bidder. The law requires the purchaser to bring up to date the community fees and IBI for the last 4 years in case there is any debt.

The occupancy status of the property is unknown. Said property cannot be visited nor can it be mortgaged for purchase, so the buyer must have sufficient liquidity for the purchase. The property has been acquired through a judicial procedure (insolvency or mortgage) by the seller, who has not yet taken possession of it. The buyer will bear the procedures involved in obtaining possession of the property.

The acquisition of the advertised property will be carried out exclusively by remate assignment, within the framework of the judicial auction process in which it currently lies, with no possibility of direct sale.
