A remate transfer is nothing more than a property that has not been sold at a judicial auction and is now being marketed before being registered in the name of the auctioneer. The property is transferred free of mortgage charges.
All costs of the public sale and the costs arising from the cancellation of charges, and the debts that, if applicable, encumber the property, such as, and not exhaustively, community fees and property tax (IBI), will be the sole responsibility of the adjudicatario (the buyer). (The law requires the adjudicatario to bring up to date the community fees and IBI for the last 4 years in case there is debt)

The occupancy status of the property is unknown. Said property cannot be visited nor can it be mortgaged for purchase, so the buyer must have sufficient liquidity to purchase. The property has been acquired through a judicial procedure (insolvency or mortgage) by the seller, who has not yet taken possession of it. The buyer will be responsible for the procedures involved in obtaining possession of the property.

The acquisition of the advertised property will be carried out exclusively by remate transfer, within the framework of the ongoing judicial auction process, and there is no possibility of direct sale.
