A remate (auction) assignment is nothing more than a property that has not been sold at a judicial auction and is now being marketed before it is registered in the name of the auctioneer. The property is transferred free of mortgage charges.
All costs of the public sale and those derived from the cancellation of charges, and the debts that, if applicable, burden the property, such as, and not exhaustively, community fees and IBI (property tax), will be charged to the awarded bidder. The law requires the awarded bidder to bring up to date the community and IBI for the last 4 years if there is any debt.
