Located at Paseo de la Constitución 6 in Pinoso, this spacious restaurant is available for takeover or purchase. The restaurant has been largely renovated and is centrally located in the town. There are two options: take over the restaurant and rent the premises, or purchase the entire property including the additional plot.

Take over the restaurant and rent the premises

The restaurant can be taken over for €60,000. The monthly rent for the premises is €1,000.

The takeover includes the furnishings, inventory, business name and rental agreement.

The staff will not be transferred. All former employees have now left the business. According to the information provided, there are no debts related to the restaurant that could affect the new owner.

An inventory list is available detailing everything included in the takeover. A few small personal belongings of the current owner will still be removed from the restaurant and are not included on this inventory list.

Purchase the entire property

The second option is to purchase the entire property for €400,000. This includes the restaurant with all its existing spaces, furnishings and inventory. An additional plot of approximately 600 m² is also included.

There is currently a large warehouse on this plot. The land is located directly behind the restaurant and extends to the street at the rear. At present, a wall separates the restaurant from this additional plot.

The plot offers various possibilities. It could potentially be used for additional parking, a space for parties and events or the construction of a house.

The restaurant

The restaurant has a spacious dining area of approximately 100 m² and a bar of around 15 m². The kitchen measures approximately 25 m². There is also a separate dishwashing area, very large storage areas and toilets.

Largely renovated

When the current owner took over the restaurant, it was in a seriously neglected condition and renovation was necessary. Almost everything up to the dishwashing area has since been renovated.

The dishwashing area still needs to be completed. The second toilet has not yet been renovated. The first toilet is fully wheelchair accessible.

Air conditioning still needs to be installed. The taps in the kitchen and dishwashing area also need to be replaced. They have recently broken and can no longer be properly repaired.

The electricity supply has a capacity of 15 kW. According to the current owner, this is more than sufficient for all the equipment currently in the restaurant.

Licences and documents

The restaurant has a valid operating licence, which is currently registered in the name of Grupo Resto Pora S.L.

Documentation relating to food safety, hygiene, allergens, temperature checks and fire safety is also available. The inspection report for the electrical installation will be provided separately.

The original project from 2015 is also available. This project was followed almost entirely during the renovation. The only difference is that the bar is located in a different position from the original plans.

Various business documents are also available, including menus, recipes, daily turnover figures, invoices and other administrative documents.

Contracts and services

There are no ongoing contracts with suppliers. There are currently contracts for several services, including business insurance, food safety and data protection support, the cash register system, electricity and pest control.

The current cash register system and the corresponding equipment will remain in the restaurant and are included in the takeover.
