Building Plot for sale in Ardales, Málaga
- 2500 m2
- 3130000 m2
Description
Impressive country estate close to Málaga, with possibility to build. Rural property of 313 hectares (3,130,000 sqm or 773.44 acres) located in the municipality of Ardales, in Málaga Province.
It has buildings of more than 2,500 m² built, within non-developable land without special protection. It is possible, therefore, to develop transformation projects on it, allowing the construction of between 10 and 15 independent villas, a hotel and/or a large equestrian center.
The entire area of the land is currently used for rainfed cereal cultivation (190 ha) and olive groves (80 ha), with the rest being used for forest and pasture. The estate is also an authorized hunting area in operation.
The land is currently used for cereal (1,900,000 sqm) and olive groves (800,000 sqm), leaving a wide area of grassy scrubland, mature trees and hills. In addition, the property is a fully authorized operating hunting ground.
It is currently zoned as a rural, non-urban area without special limitations. Due to the lack of special urban constraints, the plot may be suitable for urban activities or transformation.
The estate is located at the bottom, but outside, of the Sierra de las Nieves, a nature reserve legally protected as a National Park—one of the 17 existing in Spain—a place of unique beauty and very rare natural conditions. It is even possible to see wild mountain goats in the fields, as well as wild boars and deer in the existing hunting ground.
A Spanish fir colony, the southernmost in Europe, spreads out just a few meters from the boundaries.
On the other side of the land, to the west, the property is surrounded by a government-owned mountain for public use, administered by the Agencia Andaluza del Agua and covered by a magnificent Mediterranean pine forest. The area is fully protected and publicly open without restrictions, extending the possibilities for beneficial use and enjoyment of the plot in an extraordinary manner.
In any case, the estate is outside the territory subject to restrictions as a result of the National Park and is therefore not affected by those restrictions.
The estate has a very suitable location regarding the area's infrastructure: just 10 minutes from the town of Ardales and, from there, 30 minutes from Málaga Airport via the new Málaga–Seville highway, which has been approved and partially built through its first 30 km stretch; 20 minutes from the high-speed train station at Santa Ana, in Antequera; and one hour from Marbella.
The Turón River runs through the estate. It is the most important tributary of Málaga's main reservoir, the Guadalhorce, and is a very stable watercourse with a significant water level. It provides a habitat for wild mustelids that can be seen on its banks. This important river of clear waters runs among ponds, small lakes and noisy waterfalls, shaping an alluring natural gorge crowned by rugged rock formations that give the estate its name, "La Laja del Turón." The rock walls are one of the preferred destinations for climbing in Málaga Province.
The estate has a very large farmhouse in a good state of conservation and in full farming service. It is equipped with two service dwellings of moderate dimensions, several well-connected farm buildings of approximately 2,500 m², and a detached stable building for housing horses.
The plot also has two former farm structures in need of restoration, located a considerable distance from each other. All of the buildings are legally subject to reconstruction, allowing the development of any kind of farm or ranch, together with its complementary farm facilities.
Location coordinates: 36°50'40.47" N, 4°53'44.17" W.
