Villa for sale in Vélez-Málaga, Málaga

Situated in the hills above Arenas, a small village in the eastern part of the Axarquia in the province of Malaga, this 240 m2 villa sits on a rustic plot of 8,303 m2 with open views to the surrounding mountains and towards the Mediterranean. At €895,000, it represents a property built around real self-sufficiency, not its appearance: the kind of infrastructure that takes years to assemble and is rarely already ready.

The most practical element is water security. The property has its own well and 165,000 litres of storage on the plot - a significant advantage in rural Andalusia, where the mains supply can be variable. Solar panels already cover the hot water, and the infrastructure for solar electricity generation is installed; the panels are the remaining step towards full energy independence. Underfloor heating runs throughout the property and the swimming pool is heated, making year-round use a reality. They are not added improvements for a sales brochure; they are the result of an owner who built the property to live in it seriously.

The 240 m2 include a separate guest apartment with its own access, a configuration valid for family visits, long-term guests or as a private office that really separates work from everyday life. The pool area has recently been renovated with new tiles and equipment. The glass windbreaks on the terrace can be fully opened in warm months or closed as a protected conservatory, a detail that expands the outdoor living space well into the cooler months between October and March, when the evenings at this altitude cool down noticeably, even if the days are still mild.

The plot of 8,303 m2 is completely fenced and offers space for an orchard, fruit trees or simply the spaciousness that changes how a property feels on a day-to-day basis. The access is fully asphalted and without steep slopes, a relevant detail for anyone considering this property as a permanent residence.

Arenas has a pharmacy and doctor's office in the town itself. Velez-Malaga with complete urban infrastructure, supermarkets, hospital, schools is about 25 minutes away by car. The beaches of Torre del Mar and Caleta de Velez are about 30 minutes away, and Malaga airport is less than an hour away. The Axarquia rewards those who deliberately choose it: less well known than the considerably less urbanised western Costa del Sol, with a concentration of white villages and a wine-growing area that makes the interior as interesting as the coast. The plot is classified as rustic land.
