Description
Anyone looking for a truly special property in Andalusia will find something here that does not come onto the market every day. Set within the characteristic cave landscape of Baza, in the province of Granada, this charming complex of three cave homes occupies a generous 1,679 m² urban plot. Peace, privacy, extensive outdoor space and various possibilities for both private living and accommodating guests come together here in a very special way.
The complex is located at the end of a no-through road and is reached via a fully asphalted municipal road right up to the entrance gate. The fully fenced and walled grounds are accessed through a large electric sliding gate, whose motor was replaced last year. There is also a carport for two cars and a storage area that could, if desired, be converted back into a garage.
Once inside, a surprisingly spacious combination of three caves, patios, terraces and various green outdoor areas unfolds. The mature flower beds give the grounds a well-established and cared-for appearance and are largely equipped with a concealed irrigation system operated by levers. The grounds also include an olive tree, apple tree, pomegranate tree, loquat, persimmon and cherry trees, as well as a bay tree.
The main cave
The largest cave forms the main residence and has everything that makes a traditional cave home so special. The natural shapes of the excavated rooms, white-finished cave walls and ceilings, and the use of wood, stone and warm earthy tones give the interior plenty of character.
The property has three bedrooms and one bathroom. The spacious kitchen offers plenty of worktop and storage space and is equipped with a new hob and a relatively new oven. There is enough room to seat eight people comfortably around the dining table. There is also a cosy living room with a wood-burning stove, making this a comfortable home even during the cooler months.
Terrace, jacuzzi and outdoor living
One of the property's major highlights can be found outside. The complex features a large sunny terrace with a five-person jacuzzi, including a winter cover, and a Scandinavian-style wooden pergola. The UV-resistant retractable sunshade can be operated in two separate sections, allowing you to choose between sun and shade throughout the day.
There is also a fully functioning fountain. From the grounds, there are beautiful, far-reaching views across the characteristic landscape surrounding Baza.
Outside the rear gate there is also a small garden with a fenced area for dogs and space that could, for example, be used as a vegetable garden. An internal gate makes it possible to keep dogs safely within a designated part of the property.
Two separate caves for guests or family
The second cave is a self-contained living space with its own character and comprises one bedroom, a bathroom, a small kitchen-diner and a living room with a wood-burning stove. This cave also has its own patio, giving residents or guests their own private outdoor area. This makes it particularly suitable as guest accommodation, for family members or – subject to any required licences – for rental purposes.
The third cave still offers plenty of possibilities but has already been partially renovated. A bathroom has been installed, water and electricity are connected, the floor has been tiled and the walls have been plastered. This cave also has its own wood-burning stove. As a water connection is already present, a kitchen could also be installed.
The space could be further developed as additional guest accommodation, an artist's studio, hobby room or independent living space. A quotation can be provided for repairing and completing the plasterwork and, if desired, this work could potentially be carried out for a prospective buyer before completion of the sale. Alternatively, a quotation can be requested.
Practical facilities
The complex is connected to mains water and electricity. Water is pumped electrically to the caves, and all three homes have hot water supplied by gas water heaters using refillable gas bottles. There are also two septic tanks.
The exterior of the complex was repainted this year. There is also an integrated alarm and camera security system, which can be transferred to the new owner. An energy performance certificate is available.
Living in Baza
Baza is located in the Altiplano de Granada, a wide and distinctive landscape of mountains, cave homes, olive and almond trees and historic villages. The town itself has a rich history, with Moorish influences, Arab baths, the remains of the Alcazaba and the Iglesia de Santiago.
At the same time, Baza is a very practical place for permanent living. There are large supermarkets such as Lidl and Mercadona, restaurants, cafés, schools, sports facilities and a regional hospital.
Nature lovers have the Parque Natural Sierra de Baza nearby. The area also forms part of the Granada Geopark, known for its remarkable ravines, badlands and rock formations. It is a wonderful environment for walking, cycling and mountain biking.
But equally appealing is everyday life here: shopping at the local market, enjoying a coffee on a terrace, experiencing local fiestas and sitting outside in the evening as the heat of the day slowly fades.
