The land is located in the partially urbanized area that extends from the urban land boundary and the first line of the beach. The first line of the beach is mainly destined for vacation use linked to the beach, although there is also a year-round population.
It is an area of recent urbanization, an extension of the traditional nucleus, where old houses and farmhouse-type dwellings coexist with new buildings, both single-family detached, semi-detached or in rows, as well as blocks of flats, and apartment blocks of some height (not very high in general, although there are some taller buildings from periods with less restrictive planning).
Urban growth has not been carried out in an orderly manner since its inception, particularly in the actions taken in recent decades. However, there are still areas where these urban improvements have not been achieved, especially where there are old buildings and there has not been sufficient interest or initiative to complete the services and streets pending, leading to cases of roads made in sections, streets cut off, or with no exit. This is the case of UE A12, which borders with other units already completed and others yet to be developed. Urbanization for UE A12 was unsuccessfully attempted in 2012 in order to complete Avenida Vicente Cañada Blanch, which joins the two main access roads, Camí del Grau and Avenida Jaime Chicharro.
Finally, the section of this avenue that should have been built on account of UE A12 was built thanks to external funds and is already open in the indicated section, although it still needs to be completed with sidewalks and street furniture.
The directly adjoining area is low-density urban residential land with a medium degree of consolidation and sufficient level of facilities. There is still land available for both multi-family and single-family housing in similar areas, with better and worse locations.
The typology foreseen in the execution unit is single-family detached, semi-detached, or grouped in rows, a type of single-family dwelling. This is an existing typology in the municipality and in the maritime district, with good demand.
