1. The environment
Foundation A total foundation of the construction is carried out using prefabricated reinforced concrete continuous footings in a 'U' shape, complemented with a part executed 'in situ' for perfect adaptation to the terrain. The standard design is based on a land with an allowable stress greater than 2 kg/cm2, without the presence of a water table and at a level lower than 150 cm from the natural terrain.

Excluded: Earthworks not essential for the foundation, transport of surplus earth to landfill and the use of a hydraulic hammer.
Sanitation The installation includes a separate network for sewage and rainwater with PVC pipes and connection manholes to the general network (up to 6 meters).
Optional: For plots without a sewage network, the installation of an autonomous biological system will be budgeted.
Radon gas protection In compliance with the CTE (DB-HS6), the necessary protection measures are applied to limit exposure to radon gas, ensuring the health of the interior of the building through solutions such as ventilated sanitary chambers or anti-radon barriers.
Waterproofing To guarantee water tightness, the flat roofs are waterproofed with a 1.2 mm thick PVC sheet, reinforced with fiberglass felt and protected with geotextile.

Building skin and structure The building envelope is made up of high-efficiency industrialized elements of the Khanvian system:
Vertical walls (PV): Prefabricated reinforced concrete load-bearing elements.
Horizontal walls (PH): Prefabricated reinforced concrete enclosures.
Cladding panels (TD): Steel structure with XPS, PUR insulation and high-density plasterboard.
Slabs: Lightened prestressed concrete pieces.
Facades The facade combines a 16 cm structural concrete panel with a high insulation interior cladding (XPS), which provides high thermal inertia.

Roof The roof, flat or inclined according to design, is of the inverted type and has a complete insulation and waterproofing system.
Finish: 7 cm gravel layer.
Insulation: Extruded polystyrene sheets (thicknesses according to climate study).
Extra option: Green roof.
Exterior carpentry
Material: Lacquered aluminum in RAL 8019 color with thermal break.
Crystals: Double glazing with argon gas for superior insulation. All crystals are low emissivity. Laminated safety glass is included in balcony doors.
Blinds: Made of aluminum, insulated and operated by motor in the night rooms.
Entrance door: Made of aluminum, matching the rest of the carpentry.
Garage door and railings
Garage door: Sectional, with anti-pinch panels 40 mm thick and motorized operation. RAL 8019 color.
Exterior railings: Made of metal bars in RAL 8019 color.

3. The interiors
Interior partitions The interior partitions are removable and relocatable, composed of a steel structure, XPS insulation and high-density plasterboard, water-repellent and fire-resistant.
False ceiling False ceiling made of high-density plasterboard with XPS insulation, mounted on a steel structure that previously integrates all installations from the factory.
Interior carpentry
Doors: Made of wood (0.80×2.10 m), to choose between smooth lacquered finish (color 9003) or veneered in natural oak wood.
Hardware: EQ-R200 model handles and latch in bathrooms and suite.
Garage door: Metal with fire resistance (RF).
Stairs and interior railings
Stairs: Made of exposed concrete.
Railings: Made of masonry, with painted plasterboard finish and lacquered upper handrail.
Interior floors
General: 60×60 cm porcelain tile, ARENA CEMENTO series.
Baseboard: Matching the pavement, with the option of a white laminated baseboard.
Coatings and finishes
Bathrooms:
Coating: Stoneware tile (25x75 format) in the shower and sink area, from the CEMENT SAND series by AZUVI or similar. The rest of the walls, in smooth plastic paint.
Sanitary ware: White porcelain, URBAN C model. Toilet with double flush cistern.
Shower tray: Made of resin, 70x100 cm, SLATE BLANCO model by AQUABELLA.
Faucets: Chrome single-lever. ALPHA model by AGQ in the sink and MOON by AGQ in the shower.
