All plots are classified as rustic land, with favorable resolutions from the Regional Ministry and basic construction licences already granted, ensuring a smooth and secure development process. In particular, regarding parcel 193, the Town Hall has already granted full approval. The linkage of the land to the project is currently in process and will be formally registered within the coming week, allowing for the definitive building license to be obtained within a maximum of two weeks.

Rationale for the proposal: This proposal is presented with the understanding that the buyer will be responsible for developing the executive projects, for which they will have a period of six months from the date of obtaining the basic licence. Since the administrative steps are clearly defined, it is recommended to begin these works as soon as possible in order to expedite the process and optimize the construction timeline.

Technical availability: The architect who participated in the development of the licenses is available to the buyer for the preparation of the executive projects and for construction management, should the buyer not have their own architect on the island.

Location: All plots are located in Polygon 10 of Porreres (Mallorca). Total value (tax base, VAT not included): €5,250,000. A 21% VAT will be added to all transactions.

Economic conditions:
• Purchase option: 10% of the total value = €525,000 (plus 21% VAT).
• Intermediary commission: 5% of the sale price = €262,500 (plus 21% VAT).

Deed conditions: Once the purchase option premium is paid, each plot will be deeded individually after obtaining its definitive construction licence. The buyer will have a maximum period of one week from the granting of each definitive license to formalize the corresponding deed.

Additional conditions: The transaction covers all plots as a single operation. The purchase option premium will be deducted from the price of the final license acquired, ensuring financial transparency and security for both parties. Upon execution of the deed for the first parcel, the amount corresponding to the purchase option premium will be transferred to the seller’s account.
