Rental and investment
The tourist rental licence has been applied for and will be granted; the owners' association has already given its approval, which is registered in the community statutes. This makes the apartment very attractive as a rental property in the growing summer season on the Costa Cálida. Demand for quality apartments in La Serena is high, while there is almost no directly available new-build stock; comparable projects are not expected to be delivered before 2028.

The Mar Menor offers a long swimming season (roughly from April to October), combined with year-round demand from golfers at La Serena Golf. Based on comparable properties, a realistic net rental yield in La Serena is around 4–6% per year, after costs and taxes. The 7.75% transfer tax is paid once and is lower than the total acquisition costs for new-build (10% VAT + 1.5% stamp duty, plus additional costs for air conditioning and white goods), which results in a direct financial advantage of almost €18,000.
