To move in, you must pay the following: 3 months' rent, 1 month's rent in advance, 1 month's security deposit, and (1 month's agency fee + VAT).

According to the Urban Leases Law, it is legal to charge the tenant an agency fee for rentals that are not annual. This fee is also permitted for short-term residential rentals, excluding vacation rentals, as is the case here.
