The virtually secluded location atop a mountain overlooking the Atlantic Ocean features a private driveway, vegetable garden, greenhouse, over 150,000 liters of water storage, 10kW of photovoltaic panels, and a completely walled and/or fenced, private property with expansive gardens.
The property comprises a total of seven bedrooms and six bathrooms in three separate buildings. The large living hall with the kitchen and living room, opening onto spacious terraces, forms the heart of the estate. To the south are a covered outdoor kitchen with a washing machine and, further on, a separate guest apartment. To the west is the sleeping quarters with a large hallway, two bedrooms, a large children's bathroom, and the staircase leading down to the basement. Here you'll find two further bedrooms with en-suite shower rooms, and straight ahead is the large garage with workbenches and shelves. Around the corner to the left is the even larger office/yoga room. Around the corner again to the left is the seventh large bedroom with its own shower room and entrance from the patio, located below the expansive terrace.
East of the main kitchen is an underground cellar used for food storage.
In addition to the over 300m² tiled terrace, the property also includes a large garden trampoline, a workshop with a pit, a greenhouse, a chicken coop, several water tanks, and four additional shipping containers for storage. The eastern side of the property is walled, has a truck entrance with a large roller gate, and is planted with edible prickly pear cacti and other cacti and trees. The driveway along the north side leads through a roughly 3- to 4-meter-deep trench across our property, heading west and then south, where the second entrance gate is located, next to the only neighbor, who uses their villa privately as a vacation home. From here, the private driveway continues past the garage and the office/yoga room to the driveway leading to the large park area of the estate, nestled among gardens, a greenhouse, a children's playground, a workshop, and the terraces in front of the living area.

Location:
The property is situated 150 meters above sea level, completely secluded on the mountain above Aguas Verdes, on the west coast of Fuerteventura, offering unobstructed 360° panoramic views of the Atlantic Ocean and the surrounding landscape. An asphalt road leads from the main road up the steep mountain to the property's 2-meter-high roller gate, accessible by truck. There is also an entrance in the northwest, reached via a private track.
The pebble beach and the famous natural swimming pools of Aguas Verdes, located below the resort of the same name, are less than a 5-minute drive away (900 meters as the crow flies). The sandy cove, located about 2 km to the south and still somewhat of a hidden gem, is about a 10-minute drive away.
The capital, Puerto del Rosario, with its various industrial areas, Aldi, Lidl, Mercadona, Hiperdino, the island's largest shopping center, Las Rotondas, the hospital, and the island's airport, is reachable in 20 to 25 minutes. Here you'll find everything you need for daily life, and it's a popular shopping destination for almost everyone on the island.
For smaller shopping trips, Valle de Santa Inés, about 8 km away, offers a restaurant, two bars, a mini-market, a community center, and more. Antigua, the capital of the municipality of the same name, is about 14 km away and boasts a wide selection of shops and diverse restaurants.
In Aguas Verdes, directly below the property, is the island's renowned gastropub "El Pirata Verde," where you can enjoy excellent food.
It's about 40 minutes to Corralejo or El Cotillo in the north, or to Gran Tarajal or Las Playitas in the south, and about 50 minutes to Costa Calma.
Since the villa is located very centrally on the island, all the large sandy beaches are reachable within 30 to 50 minutes, whether you're heading north or south, which is ideal for water sports enthusiasts.
This property is very centrally located yet completely private and quiet, surrounded by unspoiled nature, with America as its nearest neighbor to the west.
Construction:
My parents built Aguas Verdes 45 years ago, and we ran our own construction company for many years, which is why we built our home very solidly. It was built with reinforced concrete and hollow blocks, and all but the wooden roof of the master bedroom have reinforced concrete ceilings. All windows and doors are made of coated aluminum and are sliding doors, so there's no slamming. Tinted, heat-reflective glass and, in some places, even safety glass were used because we wanted to be extra safe for our children.
With the exception of the master bedroom, the hallway, and the two upstairs bedrooms, where we installed click-lock parquet flooring, all rooms and bathrooms are tiled. The countertops and shelves of the built-in kitchen and bathroom furniture were crafted from solid tropical hardwood.
Since we try to avoid toxins, with a few exceptions, we made or purchased almost all of our furniture from untreated natural wood.
The over 300 square meters of outdoor terraces are all tiled, except for the trampoline area, which is painted with sports field paint.
The roofs are all coated several times with fiberglass mats and rubber paint.
Because we have our own family-owned well with healing water, and there's a concrete water reservoir of approximately 25,000 liters located above our property, we have two showers in all bathrooms: one with municipal water and one with our healing water.
Infrastructure:

- Three-phase industrial power, suitable even for large welding equipment.
- A 10 kW photovoltaic system with a virtual battery connected to the municipal utility, allowing the electricity generated during the day to be used at night.
We recently purchased a modern 10 kWh lithium-ion battery system with a 12 kW inverter, which is currently being installed. This will reduce our electricity costs to the basic monthly fee.
- Municipal water supply, as well as a 25,000-liter brick-lined water storage tank located on the north side of the property and a flexible 100,000-liter water tank. For emergencies, the family has an additional 100,000-liter water storage tank approximately 200 meters below the property. A private pump can be used to draw water from the municipal water supply and from a well into the upper storage tanks on the property.
- Well water, which we pump from our family's own well on the coast into another 100,000-liter water storage tank below the property. From there, a second pump can transfer the water to the approximately 25,000-liter water storage tank located above the property.
- Connection to a sewage treatment plant, as well as a private septic tank and pumping station for shower water and greywater tanks with an automatic irrigation system for watering the gardens.
- Both the gardens and the fields are irrigated via irrigation lines and drip irrigation systems, which must be checked regularly, as rabbits like to gnaw on the pipes.
- Fiber optic connection with 1,000 Mbps bidirectional, landline, 24-port switch, and Wi-Fi repeater in the garden that can be switched off at night with the push of a button.
- On the way to the Aguas Verdes complex, there are all types of waste bins for unlimited waste separation.
- Our mailbox is located at the Aguas Verdes complex, so mail is delivered.
- The school bus to the comprehensive school in Antigua departs from the main parking lot at Aguas Verdes and also stops directly below the property if needed.
... - The small workshop, housed in a 6-meter shipping container, is equipped with numerous spare parts and tools, allowing for the repair of almost anything that might come up. The adjacent 6-meter-long garden shed contains gardening tools and anything else we deemed too good to throw away, as it might be needed again someday. Additionally, three more shipping containers, filled with collected items and used for storage, are located on the north and east sides of the property, facing the wind.
- A former chicken coop, currently used for storage, can easily be converted back into a chicken or rabbit hutch if needed. Electricity and water connections, as well as large barrels for storing feed and similar items, are still available.
- Kitchen waste is deposited in two compost heaps, which are regularly supplemented with goat manure from a nearby farmer and garden waste.
Gardens:
- Around our property, we have planted low-maintenance prickly pear cacti, pine trees, and many other wind-resistant trees. Within the 2-meter-high garden fence and walls, we have planted several pomegranate trees, olive trees, two young guaiac trees, several papaya trees, a locust tree, banana plants, passion fruit plants, moringa trees, a baobab tree, aloe vera, pine trees, pepper trees, palm trees, etc.
- On the western side of the property, we have created vegetable gardens, both to the north and south, with considerable effort and expense, and built two compost heaps as well as a greenhouse. We had to have the soil for all the gardens delivered by truck from inland.
- The fields, which have been enriched with compost over the years, as well as the greenhouse, allow for partial self-sufficiency. Here we now grow potatoes, sweet potatoes, tomatoes, lettuce, cucumbers, peppers, pumpkins, red cabbage, leeks, celery, onions, white cabbage, cauliflower, zucchini, fennel, an heirloom variety of carrots, and more, as well as perennial plants like papayas, bananas, passion fruit, and so on. In addition, all kinds of herbs and spices thrive, such as rosemary, mint, basil, parsley, dill, curry, lavender, and so forth. Because we have grown many things from heirloom seeds and always leave a few plants to flower, quite a few edible plants regularly self-seed.
The Living Area:
- Main House: The property consists of a tall main house with a large living hall on the ground floor, which houses the living room, kitchen, and dining area on two levels.
The brick and tiled kitchen features a central island housing the dishwasher, oven, and large five-burner gas stove, with ample storage space for food and kitchen utensils along the sides. The countertop, shelves, and all windowsills throughout the house are crafted from high-quality tropical hardwood. A bar counter sits above the countertop. The large American-style refrigerator/freezer with an ice maker, the display cabinet, sideboards, and sofa are all part of the home. The dining table, also made of solid tropical hardwood, was custom-built for this space.
The living room includes a large satellite TV and a fireplace, allowing you to heat the living area in just 10 minutes on the three cold evenings a year that typically occur. Aluminum sliding windows and doors are installed throughout the house.
The large American-style refrigerator/freezer with an ice maker is a must-have, as are the display cabinet, sideboards, and sofa. - Master bedroom and roof terraces: An external staircase leads to the exceptionally spacious master bedroom above, featuring a large built-in wardrobe, two armchairs, and an en-suite, loft-style bathroom with double sinks, a shower with fresh water, and healing water from the property's own well in Aguas Verdes. The large countertop with two sinks and the shelves built into the bathroom provide ample space and storage. The bedroom's wide glass front offers direct access to the large, private, pergola-covered south-facing terrace. The master bedroom also boasts a private east-facing balcony overlooking the mountains of Betancuria. Here, one can enjoy views of both the mountains and the sea while showering and savoring the sunsets. A wooden bridge leading from the staircase also provides access to the large roof terrace of the sleeping wing and to the expansive pergola, ideal for cleaning the solar panels when needed. A stainless steel ladder even leads to the roof of the master bedroom, offering the ultimate 360° panoramic view and undisturbed stargazing at night.
- Terraced Area: The main house is connected to the other parts of the building on both the right and left sides by a curved wall 6 meters long and up to 5 meters high, creating two additional sheltered terraces. This has resulted in a large, wind-protected terrace area with a spacious lawn, mattresses and cushions upholstered in yacht fabric, and four picnic table sets with seating for over 20 people. The pergola provides shade on hot days, ensures comfortable temperatures in the living area year-round, and thanks to the solar panels, you can enjoy the terrace longer even in winter, protected from dew and cold. The intermediate terrace also offers plenty of space for sports equipment, for example.
- Outdoor kitchen and cellar: To the south, directly accessible from the main kitchen, is an outdoor kitchen with a commercial-grade sink, a plancha grill, and a deep fryer, ensuring everyone is well catered for at larger gatherings. The washing machine is also located on this slightly elevated terrace, along with a wooden staircase leading to the roof of the outdoor kitchen and the roof of the guest apartment.
