Outside, there is a 4x5-metre storage building, animal corrals measuring 4x14 metres, and a threshing floor where it is possible to install a swimming pool, provided that all regulations are respected, as only existing structures may be renovated.
According to the visit report from the Sant Joan Town Hall and enquiries regarding the property, the house—being listed as Cultural Heritage—cannot be expanded, and only the use of the current interior spaces may be modified. Renovations carried out since 1956, such as the rear bathroom, the porch and parts of the corrals, are considered illegal and could be subject to a demolition order if a major building licence is requested; only the porch might potentially be authorised as it is not considered habitable surface. For any project, the architect must consult with the Historical Heritage Department of the Consell and await their approval regarding whether these works may be integrated or must be removed.
The corrals may be kept and converted into guest accommodation as long as they do not exceed 20% of the main house’s floor area, with a maximum of 42.20 m² permitted for this use. A swimming pool with a water surface of up to 35 m² and a capacity of 60 m³ is allowed. Only interior changes are authorised, with no exterior extensions permitted on the ground floor or upper floor. The upper floor height may only be raised up to a maximum of 7 metres above ground level, without the possibility of creating new rooms such as an additional living room.
