Access is possible via two roads: the Felanitx road or the Calas de Mallorca road. The path is public up to about 50 meters from the property, then there’s an easement that is already well defined up to the estate. Don’t miss the opportunity to see it.
Construction process:
You request an urban planning certificate from the town hall (which is available) and an architect confirms if the estate is buildable.
If buildability is confirmed, the next phase is the architect’s project:
Includes design, technical report, landscape integration, and energy study.
Cost: 4–7% of the construction budget.
This stage lasts between 3 and 6 months because the project must be refined to the maximum to avoid issues and changes during construction. Note that the project can always be modified during construction, but such changes must be submitted to the town hall to obtain the completion permit.
The project is submitted to the town hall, which forwards it to the Consell de Mallorca.
The Consell de Mallorca (mandatory) reviews whether the project complies with the Territorial Plan and landscape integration.
Duration: 9–18 months.
Municipal license
The town hall grants the license once the Consell issues a favorable report. Be aware there can always be deficiencies that need correction, which can significantly extend the timeline, so expect around 2 to 3 years to obtain the license. The license is granted once the fees are paid: Fees: 3–5% of construction budget depending on the town hall.
The fees are calculated on the budget presented to the town hall by the architect, not on the actual cost.

Geotechnical study
Required to calculate the foundation.
Cost: €800–1,500.
Well or water alternatives
In Mallorca, depending on the area, well drilling may or may not be allowed. Drilling a well requires a license; paperwork costs around €1,500, and drilling costs about €70 per meter of depth. Depth usually ranges between 70 and 100 meters. A well costs around €10,000.
If drilling is not allowed because the aquifers are protected, cisterns and storage tanks must be built: €3,000–10,000.
Electricity
Options:
Connection to the grid: not always possible depending on distance. If there is a possibility nearby, costs vary between €3,000 and €10,000, but if not, it can reach €50,000 or more.
There are also many protected areas where electricity is not permitted. In such cases, an autonomous photovoltaic installation must be installed, including batteries and a generator, with an estimated minimum cost of €30,000, depending on the installation type.
Construction
Construction costs in Mallorca range roughly between €2,500–3,500 per finished square meter. Payment is based on certified work completed and verified by the technical architect who supervises the daily progress.

Completion and legalization
Once construction is finished, technicians sign off on the completion, register the new building in the land registry, obtain the municipal completion certificate and habitation certificate, and register the new building officially.
