Ruin for sale in Cruïlles Monells i Sant Sadurní de I'Heura, Girona

Rustic plot of 200 Ha with two farmhouse ruins that are legally rebuildable (cataloged), located in the heart of the natural interest area of the Monti Gavarres massif (Baix Empordà).

- Full reconstruction of both buildings is required (total 962 m2 distributed over ground floor and upper floor, separated by 1 km in a straight line, more than 2 km via roads), preserving their original volume, making use of and rebuilding their stone walls, and installing a two-slope tiled roof.

- An independent water supply is required (well installation), electricity supply (solar panels), and biological wastewater treatment.

- Located in the middle of nature, with 197 Ha of cork oak forest, holm oaks, pines, strawberry trees, rockroses, and heaths. Old fields to the east of one of the farmhouses, with more than 3 Ha of meadows or land suitable for cultivation near the other. The latter is in a small valley at around 275 meters above sea level, while the first faces north, with views over the Empordà Coast, the Montgrí massif, and the Medes Islands, and a notable slope, at 400 m above sea level.

- Access via public and private forest tracks to be prepared, (about 11 km of public forest road, half of its length unpaved). Location in the second line of the Costa Brava, 20–25 minutes from La Bisbal d’Empordà and Cassà de la Selva and 35 minutes from Platja d’Aro, 5 minutes from the former and tiny parish settlement corresponding to a dispersed area which today has been incorporated into the municipality of Cruïlles-Monells-Sant Sadurní de l’Heura, where there are exclusively the church and a farmhouse restaurant.
