Description
It is a 17th-century building constructed of cut stone and brick. It has two floors.
On the lower floor, the main feature is the lintelled doorway with pilasters on both sides.
On the second floor, there is a series of four balconies with a curved balustrade and projecting over a stone sill that continues with a moulding dividing the entire façade into the levels.
Above this string course, the entire construction is of brick. The main highlight is the large brick eaves, which at their ends form two small pediments to shelter two windows with a semicircular arch. This composition is very distinctive and has no equivalent elsewhere in the province.
The property offered for sale consists of three adjoining plots, located in the center of Manuel Marina Street, one of the city’s main and traditional streets in Calamocha (Teruel).
On the central plot there is a large family building consisting of a ground floor and two raised floors. This building fronts the street and has a generous rear garden arranged between the building and the back street, called c/ Cañizarejo.
The two side plots, one on each side of the family building, were acquired at the time in order to provide possible open views and light to the building’s sides.
3. Building features.
3.1. Building on the central plot. Number 17
This family building is subject to a horizontal property division arrangement, establishing as units two dwellings on the first floor and two dwellings on the second floor, and the entire ground floor and the free land as common elements.
On the ground floor there are some small premises that face the street and a remaining area that could be incorporated into the premises, creating a single premises space.
The existing building has approximately 1,234 m² built area, spread across 3 levels. It occupies about 425 m² on the ground floor, and the garden has about 547 m².
As a difference between the buildability established for this plot by the planning regulations and that consumed by the existing building, up to about 1,000 m² could be built, spread over three floors, in the portion of the garden. It would also be possible to demolish the interior of the building while keeping the façade.
3.2. Building on the side plot. Number 15
Building that previously contained a home and a small ground-floor premises.
Due to its condition, the most logical option would be to demolish it, with the possibility of building an independent building or an additional structure to the main building if, for example, it were intended for tourist accommodation use or for residential use.
About 135 m² could be built on the ground floor and three raised floors of about 54 m² each, which would represent a total buildable area of about 297 m².
3.3. Building on the side plot. Number 19
Building that previously contained a home and a small ground-floor premises.
It was purchased after its owner had started rehabilitation works and is incomplete in the state it had at the time of the sale.
Due to its condition, the most logical option would be to demolish it, with the possibility of building an independent building or an additional structure to the main building if, for example, it were intended for tourist accommodation use or for residential use.
Approximately 161 m² could be built on the ground floor and three raised floors facing Manuel Marina Street of about 53 m² each, and another three raised floors of about 59 m² each facing Cañizarejo Street, which would represent a total buildable area of about 497 m².
Condition: The first floor has two excellent dwellings that would require only minor work, and both the ground floor and the attic need a complete renovation.
