The project was developed on the basis of detailed energy modelling. Compliance with Passivhaus requirements and construction quality are monitored by an auditor authorised by the Passivhaus Institut in Germany. Triple glazed windows with argon filled cavities help reduce heat loss while enhancing acoustic comfort. The airtight entrance door contributes to minimising heat loss and forms part of the building’s highly efficient thermal envelope. Adjustable external blinds with rotating louvres allow effective control of solar gains according to the time of day and season. The integrated and expandable smart home system allows remote monitoring and management of building systems from virtually anywhere in the world. The photovoltaic installation generates its own electricity and further enhances the property’s energy independence.

Particular attention has been devoted to selecting materials and solutions capable of retaining their aesthetic and functional relevance for decades. Finishes include natural ceramics, marble, timber and other durable materials whose quality and appearance are not dependent on short lived design trends. During the development of the project, priority was given not to following changing fashions or tying the architecture to any particular style, but to creating a harmonious environment based on a timeless design philosophy.
