Description
Selling a renovated duplex in the historic building on Rúa Nova in Santiago. The property, with 232 m² built, has undergone a full renovation, turning it into an exclusive home in the old town. The building has character and a rich past, known as Pazo Pedrosa, which locals in Santiago call Hotel España, where traditional architecture coexists with modern comfort thanks to the installation of a lift.
Before crossing the front door, an imposing glass façade in the ceiling catches our attention, like a skylight, bringing natural light to the entire staircase. We enter the home, and an entrance hall opens out into a large living room that instantly becomes the star of the house. From its windows, the view inevitably goes to one of the city’s most recognizable landmarks: the Cathedral of Santiago, whose presence accompanies everyday life and turns every moment into a unique experience. The ground floor is completed with a separate, fully equipped and very comfortable kitchen, a bathroom, and two bedrooms that add spaciousness and versatility to the whole. The floors are made of wood and the doors are oak. The upper floor has been designed as an independent and functional space, divided into two loft-style apartments. Each one has a double bedroom, a full bathroom, and a kitchen, offering many possibilities: hosting guests with complete privacy, creating workspaces, or developing a residential project with autonomy within the home itself.
As a final touch, the duplex features an exceptional terrace—a reserved corner above the rooftops of Santiago, from which to admire the beauty of the historic area. An intimate, sheltered space where you can enjoy the outdoors with absolute privacy, without prying eyes, while the monumental city unfolds around you in a serene, exclusive atmosphere. A property that is hard to find: ample space, open views of the Cathedral, independence of areas, and the privilege of living in Santiago from one of its most special locations. Option to include a garage parking space.
The house is full of history. In 1755, the cathedral chapter of Santiago commissions Lucas Antonio Ferro Caaveiro to draw up the plans for the new façade of the Azabachería, which replaced the medieval portal; he was also commissioned to this house, consisting of a ground floor with arcaded porticos, a first floor with cut-away balconies and a central projecting balcony; and a second floor with three balconies and coats of arms. The building is crowned by a significant projecting cornice, whose ends feature polygonal gargoyles. Hotel España was one of the city’s most highly valued hotels. The heraldic coats of arms adorning the façade are ecclesiastical. Unlike many rural Galician pazos, this is an urban pazo—it was called Pazo Pedrosa: a stately residence integrated into the fabric of the historic city. Rúa Nova was an important street within the medieval walled area and concentrated homes of well-off families and institutions. The architecture retains very characteristic features of Compostelan Baroque: construction in stone masonry, a ground floor with arcaded porticos designed to protect from the weather and support urban activity. It is important to note that the staircase is preserved; it begins with a stretch of stone, with a powerful stone pillar. The heraldic coats of arms do not appear to be simple shields from a single lineage, but rather a more elaborate set—possibly intended to represent family alliances or institutional dignity (something relatively common in buildings linked to urban elites and the Cabildo environment in Santiago).
The location is wonderful: Rúa Nova forms part of the heart of the historic center of Compostela. Set in an area declared a UNESCO World Heritage Site, the building benefits from close proximity to historic monuments, centuries-old squares, traditional shops, restaurants, and all the services that make the Compostela old town one of Europe’s most highly valued urban destinations. A unique property, full of history and character, combining location, size, and authenticity in one of Santiago de Compostela’s most exclusive and representative areas. Ideal for those looking for an emblematic property with endless potential for development and revaluation. Less than 4 minutes from the Cathedral of Santiago, and parallel to Rúa del Villar or del Franco. It’s a pedestrian area, where the cobblestone paving lets us walk through hundreds and hundreds of years of history. Small retail and artisan shops, restaurants, and cafés, as well as two theaters—El Salón Teatro and the Teatro Principal—decorate the street. The nearest International Airport is Lavacolla-Rosalía de Castro in Santiago de Compostela.
