Spain remains one of Europe’s most attractive destinations for international property buyers. It offers a combination of advantages that few countries can match. For estate agents, this creates resilient demand built on long-term fundamentals, not short-term trends.
Below are the main factors that keep international buyers choosing Spain, and what each one means to agents selling Spanish property.
Climate and outdoor lifestyle continue to set Spain apart
Spain ranked 1st globally for weather and climate in the InterNations Quality of Life Index 2025. It also ranked 1st for recreational sports and 1st for culture and nightlife, highlighting how climate helps shape the lifestyle many international buyers seek.
What makes this particularly useful for agents is that Spain's climate advantage holds up directly against its closest competitors: A study analysing sunshine records across Europe found that eight of the continent's ten sunniest cities are in Spain. Cartagena ranked first with an average of 283 sunshine hours per month, followed by Alicante (279.6), Málaga (279.3), Murcia (277), Granada (274.4), Seville (273.4), Córdoba (268.2) and Madrid (265.4). The only non-Spanish cities in the top 10 were Catania in Italy and Marseille in France.
For agents, this explains why properties with terraces, pools, gardens, sea views or walkable access to amenities consistently outperform in international searches. Many foreign buyers are not only purchasing a property, they’re investing in a lifestyle centred around outdoor living, wellbeing and year-round enjoyment. This is what makes Spain easy to sell before an international buyer ever steps on a plane.
Healthcare remains a major draw for retirees and lifestyle movers
Climate may attract buyers initially. Healthcare is often what turns interest into commitment, particularly among retirees, lifestyle movers and relocating families.
Spain performs exceptionally well in this area according to InterNations: More than four in five expats rate Spain’s healthcare positively for affordability (83%), availability (82%) and quality (81%), compared with global averages of 59%, 68% and 67% respectively. Spain also consistently ranks among OECD countries with life expectancy above 80 years, one of the highest in the world.
Set against competing destinations, the picture is clear: Portugal remains attractive, but Spain combines strong healthcare ratings with a wider choice of established destinations. France and Italy are also known for their high-quality healthcare systems, although this is often accompanied by higher costs. Greece offers lifestyle appeal, although public healthcare pressures remain a concern.
For buyers planning to retire or relocate, healthcare is often a key part of the decision-making process. Spain's strong reputation in this area gives buyers the confidence to take the next step, benefiting estate agents across the market.
Spain continues to offer very strong financial value
Spain's prices have risen, but it continues to offer strong value relative to competing destinations. Numbeo's 2026 Cost of Living Index, which compares the cost of everyday goods and services across European countries, places Spain at 51.6, meaningfully below France (67.7), Italy (61.4) and Greece (54).
The purchasing power effect is even stronger when considering where buyers’ income originates. With Spain's Cost of Living Index at 51.6, compared with 67.8 in the UK, 68.6 in Belgium, 68.7 in Germany, 70.6 in Ireland, 73.4 in the Netherlands or 110.7 in Switzerland, income earned in these higher-cost countries often goes significantly further in Spain.

This boosts purchasing power and makes Spanish property more affordable for international buyers, prompting them to spend more. The transaction data reflects this: In the second half of 2025, non-resident buyers paid an average of €3,242/m², 76% more than the €1,839/m² paid by domestic buyers.
To estate agents, foreign buyers represent more than additional demand. Their greater purchasing power in Spain often leads to higher-value transactions, creating stronger revenue opportunities.
Connectivity: accessible markets are active markets
A holiday home or semi-resident property only works if buyers can reach it easily, regularly and affordably. On this measure, Spain's leading destinations are among the best-served in Europe, and getting busier every year.
Spain-based Aena is the world’s leading airport company by number of passengers. In 2025, Aena's airport network in Spain exceeded 321 million passengers, up 4% year-on-year. Spanish airports offer connections to around 350 destinations in more than 80 countries, making Spain one of the easiest Mediterranean destinations to reach.
The numbers at key property markets are particularly striking:
- Costa del Sol & Costa Blanca: Málaga Airport recorded its best-ever start to 2026, handling 10.45 million passengers in the first five months, while Alicante-Elche welcomed a record 19.95 million passengers in 2025.
- Balearic and Canary Islands: Mallorca Airport handled a record 33.8 million passengers in 2025, while Gran Canaria exceeded 15 million passengers, underlining the continued popularity and accessibility of Spain's island markets.
- Major international gateways: Barcelona-El Prat reached a record 57.5 million passengers in 2025, while Madrid-Barajas remains one of Europe's busiest airports, welcoming nearly 70 million passengers a year.
Spain's strongest air connections originate from the same countries that generate the most demand for Spanish property. In 2025, the UK led with 19.2% of arrivals, followed by Germany (12.6%), Italy (10.7%), France (7.5%) and the Netherlands (4.6%).
The trend is clear: Spain’s leading property destinations are not only well connected, they are growing, with major airports breaking passenger records year after year. For agents, that’s a strong sign that accessibility will continue to drive international demand.
Strong digital connectivity supports modern lifestyles
Connectivity is not only about airports. Spain also benefits from some of Europe's strongest digital infrastructure, with widespread fibre coverage and high-speed mobile networks.
- 95% of Spanish households have access to fibre broadband, making Spain one of the best-connected countries in Europe.
- Connectivity extends well beyond the major cities: 86.3% of rural households have fibre coverage, compared with the EU average of 58.8%.
- 95% of the population also has access to 5G networks, including 80% of people living in rural areas.
For remote workers, business owners and semi-resident buyers, this means reliable, high-speed connectivity is available across much of the country, making it easier to live and work from coastal, island or inland locations.
