In 2013, the current owner bought a plot of land with the intention of creating a pistachio farm. In the most idyllic location, neat and immaculately maintained rows of pistachio trees create a fascinating and lucrative alternative to the ubiquitous surrounding olive groves. This project has been one of faith and commitment, and the farm is now being sold at one of the most important stages in its development.

The 1200 trees are now entering commercially-viable maturity and crops and income will increase year on year hereafter. There is a potential to get an average of between 10 - 15 kgs of crop from each tree when those trees are fully mature. Projected income would be a potential minimum of €45,000 with an operating profit of €33,000. These figures are based on average crop yields on fully irrigated land with the optimum mix of 10% male trees and 90% female trees.

In the middle of the land, there is a very characterful, mellow-stone ruined cortijo that has a base footprint of 120 m2. This could be rebuilt to create a 240 m2 farmhouse with the most stunning panoramic views. There is also a separate garage to one side. At 900 metres above sea level, the farm sits on one of the highest summits in the area and the views are truly breathtaking.

Irrigation of the land has been extremely well considered. There is a 90 metre deep legal well (the water table lies at 45 metres) with a solar powered pump that feeds into two 20,000 litre water tanks. In turn, these water tanks supply irrigation tubes to all corners of the farm.

Access

The farm lies between Ventorros de San José and Montefrio and there is a 5 km farm track up from the nearest tarmac road. A 4-wheel drive or AWD vehicle is most definitely a requirement and the vendor is including a Nissan Patrol in a the sale.

The current owner has assistance for the maintenance of the trees and this relationship could continue for any new owner. Costs for this maintenance is around €5 - €8,000 annually.
